The five counties

Orange — the metro core, from historic Winter Garden to master-planned Lake Nona. Seminole — established neighborhoods with a quick line back to Orlando. Lake — real lakefront, growth corridors, and several established age-restricted (55+) communities. Osceola — value and newer builds south of the metro. Volusia — the coast and walkable downtowns without metro pricing.
